Peak down a quiet lane in Mission Beach in the morning and you’ll likely find a steady stream of surfers carrying their boards to the beach, wet suits stripped down to their waists. Or the fitness-minded heading over to the boardwalk for a morning walk or bike ride. Or kids “going out to play” at the beach. For beach property owners, its all about convenience and easy access to the ocean and everything that goes with it. No need to pack up the car, search for a parking spot and lug everything across streets and parking lots to get to that piece of sand.

One of San Diego’s favorite beach communities is Mission Beach, home of the historic Belmont Park, and lots of sand, boardwalk and waves. There are no mega developments here, with many condominium communities having fewer than 10 units. Condos start at the mid-$400’s and go up to over $2 million, depending upon size, age and view. Re-development is in full swing in Mission Beach, with several new condominiums having beach or bay views.

You’ll find a combination of vacation home renters and full time residents at Mission Beach. Walk over the local hangout, the Pennant Bar, and you’ll find a friendly group of locals mixed in with vacationers, making it a lively hangout. Pizza is the big thing in Mission Beach, as is the small market that has a good selection of meats to take home to your grill. It’s all about location and convenience, after all. No need to leave your piece of the beach unless absolutely necessary.
