Location Still Key for San Diego Real Estate

It is easy to assume when reading local papers and watching the news that San Diego’s Real Estate Market is falling and doomed. And yes there are areas that have over a year’s supply of properties on the market and homes purchased in 2004 and 2005 might be forced to take a hit if needing to sell. However the old adage in Real Estate still holds true…. LOCATION, LOCATION, LOCATION!
While San Diego condos are not selling in days or even hours as in the frenzied markets of past, there are still strong markets in the coastal areas. In the 92109 zip code, which encompasses Pacific Beach and Mission Beach, 35 condos sold in June of 2007 as opposed to 32 in June of 2006. The average sales price was $639,000 as opposed to $599,000 in June of 2006. According to a study put out by the National Association of Realtors, the national second home market is up 4.7%, which correlates closely to the strong market that still exists in Mission Beach.
In Point Loma and Ocean Beach, the June ’07 numbers beat out June ’06 by one sale, with an average sales price of $429,000 in ’06 compared to $464,000 in ’07.
