Unlike many other cities, new construction of condos and townhomes in San Diego has remained fairly slow, mainly due to the natural constraints of available building space. Though slow, new constuction does continue. Civita is one such project. A master-planned community developed by Shea Homes, Civita, as the name implies, is designed to embody civic responsibility through the use of sustainable technology while inspiring vitality by seamlessly connecting home, recreation, and commerce.
The Grant family settled on what is now the Civita site in the early 1900’s and mined the land for nearly 70 years, providing the aggregate for many of San Diego’s buildings and roadways. The 230-acre property has now been redeveloped to cater to an urban population, offering shops, restaurants, a community center, offices, and condos.
The Civita neigborhood is linked by a system of transportation with an emphasis on walking and biking. For those having to commute further, Civita is conveniently located less than two miles from access to three major freeways and within walking distance of the Hazard Center Trolley Station. Situated only three miles from the University of San Diego, residents of Civita enjoy easy access to the employment centers of Mission Valley and Downtown San Diego.
For outdoor lovers, there will be 60 acres of parks and open space.
Civita is also working on "smart energy," planning solar panels, electric vehicle charging stations, fuel cell generation, battery storage and enhanced energy management tools to reduce the development's energy usage.
There are a number condominium and townhome options in Civita. ORIGEN, the first neighborhood in Civita, is adjacent to the community’s retail center and boasts 12 landscaped gardens. Consisting of two types of townhomes, each utilizes modern design to maximize space and natural light. Both designs feature private garages situated in the rear of the residences.
